Terms of Service
Agentix Data Solutions, a company of Agentix Solutions LLC, 5900 Balcones Dr, Ste 100, Austin, TX 78731 ("we", "us"). These terms cover our website, accounts, plans, files and API (together, the "Service"). Last updated October 16, 2026.
By creating an account, starting a trial, paying for a plan or using our data, you ("you", the "Customer") agree to these terms. If you use the Service for a company, you agree for that company and confirm you can bind it.
1. A license, not a sale
We do not sell you data. While your plan is active and paid, we give you a limited, non-exclusive, non-transferable, revocable license to use the data delivered to your account for your own internal business, within your plan's limits and only for the permitted uses below. We and our sources keep every other right. When your plan ends, the license ends.
2. What you may not do
- No resale or redistribution. You may not sell, resell, sublicense, rent, publish, share or give the data, in whole or in part, to anyone outside your company, or use it to build a list, database or product for others, unless we agree in writing.
- No sharing logins or API keys. One account is for one customer. Keep your password and API key private. You are responsible for everything done with them.
- No scraping or bulk export beyond your plan. Do not scrape the website, use bots to pull data, get around rate limits or plan limits, or download more than your plan provides.
- No re-identifying anyone whose record is confidential by law, and no attempt to get records we hold back.
- No reverse engineering of the Service, and no use that harms it or other customers.
3. Permitted use
You may use our data only for: real estate marketing and acquisition (including investing, wholesaling and buying property), property tax lending and lending outreach, and your own research and analysis of property.
4. Never for eligibility decisions (FCRA)
We are not a consumer reporting agency, and our data is not a consumer report. You may not use our data, in whole or in part, as a factor in deciding anyone's eligibility for credit, employment, insurance, housing or tenant screening, or for any other purpose covered by the Fair Credit Reporting Act (15 U.S.C. §1681 et seq.) or a similar state law. If you need data for any of those purposes, use a consumer reporting agency.
5. You are responsible for your outreach
You alone are responsible for how you contact people and for following every law that applies, including the Telephone Consumer Protection Act and FCC rules, the National Do Not Call Registry and state do-not-call lists, Texas telemarketing and telephone solicitation law (including the changes made by Texas SB 140), CAN-SPAM, the Fair Housing Act, state foreclosure-rescue and equity-purchaser laws, and, for property tax lenders, the Texas Finance Code and OCCC rules. We do not provide phone numbers or consent to contact anyone, and we do not check your marketing.
6. Public records, provided as is
Our data comes from public records published by counties, appraisal districts, courts and cities. Those records contain errors, are published on their own schedules, and can change or disappear. A court case matched to a property only by name is marked "possible." The Service and all data are provided "as is" and "as available," without warranties of any kind, including accuracy, completeness, timeliness, merchantability, fitness for a particular purpose or non-infringement. Check the official record before you act on anything.
7. Suspension and termination
We may suspend or terminate any account, trial, plan or API key at any time, for any reason or no reason, with or without notice, including if we suspect resale, redistribution, shared logins, scraping, a prohibited use, non-payment, or harm to us, our sources or anyone else. If we end your account without cause, we will refund the unused part of the current month. If we end it because you broke these terms, no refund is owed. You may cancel any time (section 8). Sections 2, 4, 5, 6, 9, 10, 11 and 13 survive termination. When your account ends, stop using and delete the data you received, except what the law requires you to keep.
8. Plans, trials, renewal and cancellation
- Prices are listed on our pricing page in US dollars per month, plus any sales tax. Payments are handled by Stripe.
- Automatic renewal. Plans renew every month and your card is charged at the start of each period until you cancel.
- Free trial. Some plans start with a 7-day trial. A card is required to start it. A trial delivers a limited number of leads (shown on the pricing page). You can activate the paid plan at any time during the trial, and you are charged then. If you do not cancel before the trial ends, the paid plan starts and your card is charged automatically. One trial per customer.
- Cancellation. Cancel any time in your account's billing page. Your plan stays on until the end of the period you paid for, then stops. We do not give refunds or credits for partial periods, unused time or unused features.
- Failed payments. If a payment fails, we may retry it and may suspend access until it is paid.
- Price changes. We may change prices for future periods. We will tell you at least 30 days before a change affects your plan; you can cancel before it takes effect.
9. Limitation of liability
To the fullest extent the law allows, we (and Agentix Solutions LLC, its members, employees and data sources) are not liable for any indirect, incidental, special, consequential, exemplary or punitive damages, or for lost profits, revenue, deals or data, even if told they were possible. Our total liability for any claim about the Service is limited to the fees you paid us in the one month before the event that caused the claim.
10. Indemnity
You will defend, indemnify and hold harmless us, Agentix Solutions LLC and its members, employees and data sources from any claim, loss, fine or expense (including reasonable attorney's fees) arising from your use of the data or the Service, your marketing or outreach, your breach of these terms, or your violation of any law or anyone's rights.
11. Texas law and venue
These terms are governed by the laws of the State of Texas, without regard to conflict-of-law rules. Any dispute will be brought only in the state or federal courts located in Tarrant County, Texas, and both parties consent to those courts.
12. Changes to these terms
We may update these terms. We will post the new version here with a new date and, for material changes, tell active customers by email or in their account. Continuing to use the Service after a change takes effect means you accept it.
13. Other terms
These terms (with any order form or data agreement you sign with us, which controls if it conflicts) are the whole agreement about the Service. If a part is unenforceable, the rest still applies. Not enforcing a term is not a waiver. You may not assign these terms without our consent; we may assign them with our business. Our Privacy Policy explains how we handle account information.
What we leave out of the data
- Owners whose records are confidential under Texas Tax Code §25.025, and every record tied to their property.
- Tenants in eviction cases. We deliver the landlord, the property and the case facts.
- Protective orders, juvenile cases and guardianships.
- Court cases about people that can't be tied to a property.
Data sources
Agentix RE Solutions compiles its records from public records published by Texas counties, courts, appraisal districts and municipalities, refreshed on a daily cycle.
